TRAVELODGE EXCHANGE ON NEW £3 MILLION HOTEL IN CLACTON

11 April 2008

Today, Travelodge, the UK's fastest growing hotel company announced the conditional exchange of contracts on a new hotel development site in Clacton, which will create 18 new jobs. The 57-room hotel will be located on Jackson Road and represents an investment of £3 million.

Planning for Clacton Travelodge has been submitted to Tendring District Council and the build, led by developer Ascott Group is expected to complete in September 2009.

The development, will rejuvenate the area as the project sees the £10 million conversion of an unoccupied call centre building to a Travelodge. The scheme will also include residential apartments, a restaurant/bar operation and an additional commercial unit totalling 10,000 sq foot which will provide 30 further jobs for the local community.

Tony O'Brien, Travelodge's Development Director, said; "We have pledged to invest over £70 million in the East of England as part of our exceptional growth strategy. The combination of strong tourist attractions and thriving coastal towns are encouraging millions of visitors to the region. Our objective is to give existing and potential travellers an extra incentive to visit and stay overnight by increasing the availability of low cost, good quality accommodation."

Andy Scott, Ascott Group's Managing Director, said "Securing a deal with a national hotel chain like Travelodge is excellent news, both for our joint venture and for the town. Our development will not only create 48 new jobs in the area, it will also enliven the town centre making it more attractive to locals and visitors. Investing £10 million into Clacton is a clear indication of our commitment to the on-going redevelopment of the town."

Irene East, Barclays Head of Community Relations for Eastern said:" Since our announcements in June 2006 regarding the Woolwich Contact Centre, we have tirelessly explored every avenue to find a purchaser for Jackson House. Travelodge is a well known name and we anticipate the development will enhance Clacton's reputation as a tourist location".

Andy Scott added; "I can confirm that HSBC have never looked at this site as a call centre, and furthermore we understand the company are disposing of 100 of there sites and are not looking at any new ones."

The exchange of contracts comes shortly after Travelodge announced an unprecedented growth drive in the East of England - pledging to add a further 2000 rooms (20 hotels) to the region by 2020.

The ambitious growth targets are part of the hotel chain's unparalleled national openings programme. From 2008, Travelodge aims to add an average of 4,000 rooms (approximately 40 hotels) to its estate every year, up to 70,000 rooms (approximately 1000 hotels) by 2020 - targeting a 10% share of the hotel market.

The new hotel will add an extra 57 family and double rooms to the area, priced from just £29. The best prices can be found at www.travelodge.co.uk.
